We hope that our terms and conditions offer clarity and transparency in the way we manage our reservations for our overnight guests, guests dining with us, and large groups or events. Winter Break Giveaway 6th December 2024 - 23rd December 2024
The prize for this giveaway is a Dinner, Bed and Breakfast stay a Chestnut pub with rooms or Big House in a standard bedroom category. The prize can be redeemed between 2nd January 2025 and 29th March 2025 only, subject to availability. The prize is based on two guests sharing one bedroom and includes breakfast for two guests. The prize includes an allocation towards dinner, £30 per guest, total £60 - food only, drinks nor included. All other costs incurred during stay must be settled by cash or card at check-out.
By entering our giveaway, you agree to be bound by these terms and conditions. All entries must be received by 5pm on 23rd December 2024. One (1) winner in UK will be selected at random by on 24th December and the winner will be notified on or after this date. Open to residents of the UK only. No purchase necessary. Winners will not be required to pay to enter the competition. Entrants must be over 18 years old on the date of their entry. Employees of Chestnut are not eligible to enter. The Prize will be awarded to a randomly selected winner who has entered on via the online form, using a random number generator. Chestnut will not be held liable for any failure of entries and takes no responsibility for any entries which are lost, delayed, illegible, corrupted, damaged, incomplete or otherwise invalid. This offer is available only with a valid promotional code during the Black Friday sale, subject to availability. This is a pre-pay bed and breakfast rate that is non-refundable, nor transferable, by date or destination. This offer is only available on new bookings, subject to availability. Pricing varies between destination, date and room category. Valid on stays from 1st January 2025 to 30th April 2025. MONETARY CHESTNUT E-VOUCHERS + GIFT CARDS
Chestnut monetary gift vouchers/cards can be purchased in varying denominations. Each gift voucher/card comes with a unique code. You can view the balance on your gift voucher/card online or by asking a member of our team when you visit. All gift vouchers/cards have an expiry date, this date cannot be extended and it is the gift card/voucher holder's responsibility to ensure redemption is made before this date or the value will be forfeited. Vouchers cannot be replaced if lost, stolen, or destroyed. Vouchers cannot be used in conjunction with any special promotions, discount tokens, coupons, or cards. If you send an e-voucher or gift card to someone, please ensure that you include the value, expiry date, and a link to these terms and conditions - they will apply.
EXPERIENCE E-VOUCHERS + GIFT CARDS
Chestnut Experience gift vouchers/cards include 'Dinner, Bed, and Breakfast', 'Lunch', and 'Afternoon Tea for two' and other variations. These vouchers can be purchased in varying denominations that have been staggered in price. These are monetary vouchers that can be used as payment towards the experience, in some cases the value will be more than enough and a balance will remain on the Gift Voucher/Card to be spent on another occasion. In other cases, it may not be enough to cover an experience depending on the time of year, choice of pub or Big House, and room category of choice. In this case, an additional payment will need to be made. If you have an Experience voucher and would like to find a package to match the value of the gift voucher/card please call our central reservations team who will find options for you from across the group.

TABLE RESERVATIONS
GROUP TABLE RESERVATIONS
Group bookings of 5+
Any group of 5 guests or more will require a valid card to guarantee it. If the party is a no-show or cancel late a £10 fee per person will be charged within 48 hours of the reservation time and date.
Group bookings of 10+
Any group of 10 guests or more will require a £10 deposit per guest. The total deposit will be deducted from the final bill. For large group bookings we may require a pre-order or the party may be given a reduced menu (this is dependent on the property and the time of year).
Group bookings of 20+
Large party bookings for 20 or more guests will be subject to additional terms and conditions. This will be discussed and sent separately by our event coordinator or a member of our management team.
CHRISTMAS 2024
FESTIVE MENU BOOKINGS 2024
Festive menus are fixed-price set menus offering 2 and 3-course options. Festive menus are available at all Chestnut pubs and Big Houses from 2oth November to the 23rd December 2024. For groups of 10 or more guests, a £10 per person and a pre-order will be required. The deposit and pre-order will be required (a minimum of) 10 days before the reservation date. Guests will be notified by email when deposit payments and pre-orders are open and activated within the guest booking portal. Guests can manage their bookings, deposits, and pre-orders in the booking portal. Deposits are non-refundable if cancellation is made within 10 days of the reservation date. Parties of 5 to 9 guests will be required to supply a card guarantee and will be charged £10 per guest if the party does not arrive for their reservation. This will be automatically charged within 24 hours of the reservation time and date.
CHRISTMAS DAY LUNCH 2024
Reservations for Christmas Day lunch are now available to book over the phone or online. Full payment is required at the point of booking and is non-refundable. Prices vary between each pub and Big House.
CHRISTMAS STAY PACKAGES 2024
Christmas Stay packages are available for two and three-night stays, subject to availability. These packages are based on two guests sharing one room. Check-in for the two-night package is the 24th of December, for the three-night package check-in is either the 23rd or 24th of December. We have no checkouts available on Christmas Day if you choose this package. This package includes Christmas Day lunch, a Christmas night hamper (or buffet at The Maltings), and breakfast each morning. When booked on the three-night package, food allocation for the second and third night is £30 per guest (£35 at The Packhorse and The Maltings). The dinner allocations exclude drinks. Prices vary between package, room type and Chestnut pub or Big House. Full payment is required at the point of booking and is non-refundable. Pre-orders for Christmas Day lunch choices will be required in advance. There is a £25 per dog charge, per stay when a dog guest(s) stays overnight. We provide one bed, one bowl and a snack.
NEW YEAR'S EVE STAY PACKAGES 2024
New Year's Eve packages are available for one and two-night stays, subject to availability. These packages are based on two guests sharing one room. Check-in for the two-night package is on the 30th of December, and for the one-night package, check-in is on the 31st of December. This package includes dinner on New Year's Eve with either an allocation per guest or a set menu depending on the pub or Big House of choice. Where there is a set menu on New Year's Eve, this is the only menu available. Also included, is breakfast each morning. Food allocation for the second night when booked on the two-night package is £30 per guest (£35 at The Packhorse Inn or The Maltings). The dinner allocations exclude drinks. Prices vary between room type and Chestnut Pub and Big House. Full payment is required at the point of booking and is non-refundable. There is a £25 per dog charge, per stay when a dog guest(s) stays overnight. We provide one bed, one bowl, and a snack.

WINTER OFFER 2025
(Three Nights for the Price of Two)
This offer is available when more than two consecutive nights at the same property are booked in January, February and March 2025. This offer applies to the Bed and Breakfast rate only. The discount is a third of the price when the offer criteria are met. Full payment is required at the point of booking and is non-refundable. Rates vary between individual pubs and Big Houses, room categories, dates, and days of the week.
SUNDAY SPECIAL DINNER, BED & BREAKFAST
The rate charged for this package is £30 less than our standard Dinner, Bed and Breakfast package – this is a discount of 50% on the usual food allocation for a dinner. The food allocation for dinner will remain at £60 allocation towards food (£30 per guest). Payment in full at the point of booking, non-refundable, based on two guests. Rates change depending on the date and room category.
ADVANCED PURCHASE RATE
This rate is available at all Chestnut pubs with rooms and Big Houses when booking a stay in advance. This is a Bed and Breakfast rate only. The discount varies between 10% and 20% depending on the time of year and length of time from the booking date. Full payment is required at the point of booking and is non-refundable. Rates vary between individual pubs and Big Houses, room categories, dates, and days of the week.
PACKAGES AND OFFERS
All packages and offers across Chestnut pubs and Big Houses are subject to availability and specific exclusion dates. All packages will include a food allocation for either lunch or dinner or a fixed set menu – these allocations and menus exclude drinks. For food allocations, set menus, and other inclusions please visit the specific pub or Big House website, as these will vary by inn and package.
ABOUT TIME REWARDS COMPLIMENTARY STAYS
The complimentary stays are subject to availability and expiry 4 months from receiving it in a Good/Snug/Small Double Room (or similar).
The complimentary stays are not available during peak periods (as mentioned in the terms and conditions).
There is no cash value for the reward and we require a card to guarantee the booking for incidentals.
OVERNIGHT STAY RESERVATIONS
All rates are subject to availability.
Once you have made your reservation at one of our pubs with rooms or a Big House you will receive a booking confirmation by email. This will detail your stay and highlight any inclusions and our policies.
All reservations will be charged in full 48 hours prior to arrival. This charge will be made to the payment card that is supplied at the point of booking.
Any cancellations or amendments can be made to reservations up to 48 hours before the arrival date (2 pm). For any cancellations made after this time, the full payment for the first night of the stay will be retained. Any amendments to reservations within the 48 hours before arrival may be subject to additional charges.
Transfers to alternative dates or bedroom categories can be made up to 48 hours before the arrival date, subject to availability. These will be subject to rate changes.
There will be a fee for any room keys that are lost during the stay.
Peak trading dates include all bank holiday weekends, the festive season (the full month of December), Valentine’s, Easter weekend, and Mother’s Day weekend. In addition to these are specific dates at some of our pubs and Big Houses.

All Tattersalls Sale dates and Newmarket Racecourse meetings for reservations at The Packhorse Inn and The Three Blackbirds.
School holidays.
The Latitude Festival for The Ship and The Westleton Crown.
The Wells Carnival at The Globe.
EARLY CHECK IN AND LATE CHECK OUT
Late check-outs between 11:00 – 12:00 will be complimentary when requested in advance.
Late check-outs after noon will be charged at £50 (subject to change depending on the property) and must be booked a minimum of 48 hours in advance and check-outs after 3 pm are charged for a full night and must be requested 48 hours in advance.
Early check-ins from 1 pm, if requested in advance, will be charged at £50. For slightly early arrivals where the room is ready, this will be complimentary and at the discretion of the manager on duty.
GROUP BOOKINGS
Large accommodation reservations of 6 bedrooms or more will require a refundable deposit of 25%. The deposit will be held until all rooms are individually confirmed with a card, or in the instance that is being paid in full by the lead guest, the deposit is non-refundable, and full payment is required 30 days before arrival.
Any cancellations or amendments for large accommodation reservations can be made up to 30 days before the arrival date. Any cancellations or amendments made within the 30 days before the arrival date will be charged in full.
DOGS OVERNIGHT STAYS
We have designated dog-friendly bedrooms across our collection of pubs with rooms and Big Houses. We charge £25 per dog, per stay when a dog guest(s) stays overnight. We provide one bed, one bowl, and a snack.
THIRD-PARTY STAY RESERVATIONS
We work with a few third-party booking agents like Booking.com and Expedia. All reservations made via third parties do not include breakfast unless specifically stated. Breakfast can be added at check-in at the price of £18.5 per guest.
Any cancellations, refunds, or amendments to reservations made via third parties can only be made directly with the third party. We cannot action cancellations, refunds, or amend any reservations made via third-party booking agents.
About Time points, rewards and currency cannot be used with third-party stay reservations.
TABLE RESERVATIONS FOR OVERNIGHT GUESTS
Each of our pubs or Big Houses runs popular restaurants that are enjoyed by both residents and non-residents. Therefore, it is important to ensure that you make your table reservation in advance of your arrival to avoid disappointment. Table reservations can be requested at the point of booking online or over the phone. In addition to this, a booking link will be sent to you in your pre-stay email reminding you of your upcoming reservation details.
